Condo law is dictated by Ohio Revised Code 5311. These statues and laws are in place to protect associations and their owners. If you would like to read this please click on: Ohio Code 5311. If you have any questions I’ll try to help but anything real complicated I suggest you contact an attorney and I recommend Lori Lamb at http://www.beckman-weil.com/Bio/LaurieLamb.asp , this connects you with her business page at Beckman-Weil Attorneys.

Every association must have Condominium Documents and Declarations. They should have an annual budget which is voted on by the members and a set of by laws the govern anything from noise violations to color of your exterior showing drapes. Every condo is different and you should have a clear understanding of what your community offers.

You will find private Lanes or Neighborhoods with common area that have an Association, these are generally little more than a maintenance agreements and aren’t usually as complicated as housing associations. They usually are in writing and have information on financial agreements within the association and what it covers.
